How It Works
Commercial projects rarely fail because of the building work. They fail in the gaps — between survey and scope, scope and price, price and programme. This process is designed to close them before work starts.

Initial project conversation
We establish the property, the works being considered, the timescale and any constraints — occupation, lease dates, landlord consents or operational shutdowns. This is also where we say honestly whether the project suits us.

Site survey
For anything beyond straightforward works, the premises are surveyed. Condition of floors, roofs, services and fabric is recorded so the scope reflects the building rather than an assumption about it.

Written schedule of works
Scope is issued as a written schedule, element by element. Anything that cannot be confirmed until opening up has taken place is listed as a provisional item rather than hidden inside a lump sum.

Pricing and programme
Costs are presented against the schedule so individual elements can be questioned, adjusted or removed. The programme is built around access, phasing and any fixed completion date such as a lease expiry or opening date.

Pre-start coordination
Access arrangements, working hours, site rules, inductions, protection of retained areas and information requirements are agreed before anyone arrives on site.

Coordinated delivery
Specialist works are arranged and sequenced, with one point of contact for progress, variations and site matters. Changes are confirmed in writing before they are carried out.
- 07
Completion and handover
Snagging is resolved, the premises are cleared and cleaned, and handover information relevant to the works is provided so the property is genuinely ready to occupy, hand back or market.

None of this is essential, but each item shortens the route to an accurate price.
- Property address or postcode and approximate floor area
- Photographs of the areas concerned
- Any drawings, specifications or schedules of dilapidations
- Key dates — lease expiry, break date, opening or occupation date
- Whether the building will be occupied or trading during the works
- Any landlord consents or site rules that apply
