A fit-out takes a building that is structurally ready and makes it usable by a specific occupier. Where refurbishment improves what already exists, a fit-out creates the layout, services and finishes a business actually needs.

Shell, CAT A and CAT B
Shell space has structure and envelope only. CAT A typically provides basic finishes, lighting and services to a lettable standard. CAT B is the occupier's own fit-out — layout, finishes, meeting rooms, kitchens, branding and specialist areas. Understanding which one a building is being handed over in avoids a great deal of cost surprise.
What a fit-out usually includes
- Partition layouts, glazed screens and doorsets
- Suspended and feature ceilings
- Lighting design alterations, small power and data containment
- Flooring, decoration and joinery
- Tea points, kitchens, welfare and WC alterations
- Reception, meeting and breakout areas
Landlord consents and the lease
