Dilapidations works return leased commercial premises to the condition required by the lease at the end of the term. That normally means removing tenant alterations, repairing what has worn, and redecorating so the property can be handed back or re-let.
Most enquiries arrive with a schedule of dilapidations prepared by a surveyor. RefurbGuys prices the scope and coordinates and manages delivery through appropriate contractors and specialist trades. We are not chartered surveyors and do not negotiate or advise on the legal position.

Both are better served by a priced schedule that tracks the surveyor's items line by line, so it is clear what has been done and what has not.
Timing matters more here than anywhere else
Reinstatement works are usually bounded by a lease expiry or break date, and continuing rent liability is often the largest cost of overrunning. Early survey — ideally months before expiry — gives room to programme the works properly.
Where a schedule has not been issued
If no schedule exists yet, works can still be scoped from the lease obligations and a site inspection, then revisited once a formal schedule is served.
