Commercial Strip-Outs
Soft strip and clearance works that return a commercial space to a clean base ready for refurbishment or handback.
A strip-out removes the non-structural elements of a commercial space — partitions, ceilings, floor finishes, joinery, redundant services and tenant installations — leaving a clean base for refurbishment, fit-out or handback.
Good strip-out work is mostly about control: safe isolation of services, correct segregation of waste, protection of retained areas and an accurate record of what has been removed.
What is involved
- Pre-start survey, including checking for asbestos information before intrusive work
- Safe isolation and disconnection of electrical, water and gas services by competent trades
- Removal of partitions, ceilings, flooring, joinery and fittings
- Removal of tenant installations, signage and branding
- Waste segregation, recycling and licensed disposal
- Protection of retained finishes, lifts, cores and common parts
Asbestos and older buildings
For any building constructed before 2000, the duty holder's asbestos survey and register must be available before intrusive strip-out begins. Where licensed removal is required, it is carried out by an appropriately licensed specialist, not as part of general strip-out labour.
Strip-out as the first phase
Strip-out is frequently phase one of a wider refurbishment, fit-out or dilapidations project. Handling it as part of the same programme avoids the gap between one contractor finishing and another starting.
