Most refurbishment scopes contain building work that does not fit a single trade heading: forming openings, adapting structure, patching fabric and completing builder's work in connection with services.

Where design input is required
Structural alterations require design by a suitably qualified engineer and, where applicable, building control approval. These are arranged as part of the project rather than assumed.
